All About Tiny Homes / Planning workspace
The home is only
part of the plan.
Bring the setup costs, running costs and siting questions into one place. Start with what you know. Keep the gaps visible.
Build your planNothing is saved automatically or uploaded. Save stores one plan in this browser profile; anyone with access to it may read that copy. Export before loading another plan. Delete saved removes only the device copy.
A specific scenario
Name the plan, set the assumptions.
Changing currency relabels every amount; it does not convert money. Use one currency throughout. Changing site, locality, home type or use reopens any completed evidence notes for review.
Upfront + recurring
Enter the costs you can support.
Use your quotes or estimates. Blank means unknown. Enter zero only when you mean zero; mark a cost excluded with a reason when it is outside your plan. These starting categories are prompts, not a complete list for every project.
Amounts: 0 to 999,999,999.99, up to two decimal places, no commas. This is an undiscounted purchase-and-running-cost plan: count the full purchase cost once. Loan principal, interest schedules, inflation, resale value and tax treatment are not modeled. Add any other costs relevant to your scenario explicitly.
Your choice, from 0 to 100%. Blank means unknown. Select the upfront lines it covers; the allowance uses their known amounts only. It rounds once to the nearest cent, with half a cent rounded up.

Siting due diligence
Ask, document, then follow up.
These are questions to investigate for your location. There is no automatic eligibility or siting decision. Record the authority, official link or document reference, check date and what the evidence actually says. “Evidence recorded” describes your record, not an approval.
You decide whether a source is official and applicable. Links and documents are not fetched or verified by this tool. An evidence date is your check date, not a guarantee that requirements remain current. Recheck before relying on an answer.
A better conversation starts with a useful record.
Take the printed questions to the appropriate authorities and qualified professionals. This tool offers planning arithmetic and a research record; it does not supply a legal opinion, a valuation, verified prices or a builder introduction.
